According to data of the Federal State Statistics Service, the October 2009 Industrial Production Index amounted in Russia to 88.8% to the year-ago figure and to 100.8% as compared to September 2009. The trend of increased activity in the market of high-quality storage real estate in Moscow region which began to be observed in 3Q persisted at the beginning of 4Q 2009. The multi-temperature storage center Agroterminal with total area of 56,000 m2 has been put into operation. The facility is located 30 km away from Moscow Ring Road MKAD down Simferopolskoye highway (M2). (Source: Arendator.ru) The trend of upsurge in activity in the market of top-quality storage facilities which emerged at the beginning of 3Q 2009 allowed stabilizing offered rent rates and standardizing commercial terms and conditions at the beginning of 4Q. The number of requests in October and November was at the level of the beginning of 2009 and amounted to ca. 50% of the maximal demand in March 2009.
The trend of increase in demand for services of logistics operators persists, including for cargo safekeeping services. In the current cost-cutting situation, many companies pay increasingly more attention to services of 3PL operators. According to data of Knight Frank, the demand for 3PL services rose 2.5- to 3-fold in comparison with 2008 which may be also explained by decreased cost of 3PL operators’ services as compared to 2008.
Trends and outlookAccording to Knight Frank, there will be no sizeable changes in demand in the high-quality storage real estate market until the end of 2009, market recovery and activity should be expected in 1Q 2010 which may be caused by a drop in supply in the storage facilities lease market. Considering the structure of demand and current trends, the conclusion may be made that demand for cargo safekeeping (3 PL) and logistics services will continue to grow in 2010 as increasingly more companies will start to realize advantages of logistics outsourcing. As a result, it may bring to stabilization of the cost of the main kinds of 3PL operators’ services and their further positive adjustment. | ||||||||||||||
