The need for classifying office, warehouse, retail and residential properties emerged at the formative stage of Russian real estate market. Initially the main market players based upon foreign experience and tried to find application for office classification ULI (Urban Land Institute) or, for example, classification of shopping centres ICSC (International Council of Shopping Centers).
As a result a specific character of Russian market required adoption and formalization of real estate properties. There it was when the research structures of the leading consulting companies, having gathered together at MRF (Moscow Research Forum), developed the first Moscow classification for office buildings. This one was revised in 2006 and now the second MRF classification is widely used.
No unified classifications were confirmed for other segments of real estate, so market players are to use translated, adopted or proper variants.
