Knight Frank office:

Knight Frank analysts recognized their report under the logo of an adversary

10 May 2007

It took Mayfiar specialists two weeks to add several paragraphs to KF's annual residential overview and issue the document under their logo.

Annual overview for 2006 was published for public access on KF's web site 27th February 2007. The same analytical document was published with minor changes and additions on Mayfiar Properties web page 14th of March 2007. There was no reference to the initial source of information in the reprt, which was presented as Mayfair's product.

KF's research department specialists recognized their report under another logo.

"It is a meticulous work to prepare an annual overview. Every single phrase, chart or diagram mean a lot of data processed and specilist technology used. It is absolutely out of the question that two independent teams of analysts should choose identical research tools, the same information published and get such a similar result." Maria Kotova, KF's director of professional services (strategic consulting & research), says. "We take responsibility for every figure given in the overview and are ready to validate method, graphic and diagram chosen. A lot of data specified in the report is in logic continuity with previous analytical overviews prepared by KF."

One does not have to be a specialist in the sphere of analysis & research to ascertain the authorship of the report, it is sufficient to compare it with KF's overview. The similarity of charts, tables and diagrams given in the document catches even the unconversant reader's eye.

Here is an extract from Mayfair's report:

"Projects with apartments availablity announced have become a trend in recent years. The main peculiarity is that apartments are in fact non-residential premises, as one can not register a domicile there."

And here is a paragraph from KF's annual reidential overview published for public access half a month earlier:

"Projects with apartments availablity announced within the development have become a trend in recent years. to date clear meaning of " apartment" has not been formulated in the market. The main peculiarity is that apartments are in fact non-residential premises, as one can not register a domicile there."

There are more than ten such coinsidental similarities in the two reprts. Sometimes Mayfair's specialists would change words' order in the sentence, sometimes they just did "copy and paste".

KF's analysts were pleased that their work had been appraised so highly by brothers in arms.
