Polysilk PC and Knight Frank have announced the commencement of Riga Land project, the largest business park in Moscow. Total area of the development will comprise 120 000 sq m. Unimilk, a leader in dairy industry, has become the first Tenant of the complex. They have rented approximately 4 000 sq m. According to Eugene Varov, General Director of Polysilk PC, they plan to sign an agreement with Unimilk at the end of 2007 when Stage I of the business park is completed.
“Business park format chosen by the project developer surpasses Tenants’ expectations as far as infrastructure and level of service delivered by a professional managing company is concerned. The rent rates are acceptable in the business park due to remote location from the centre of the city with the project itself being rather high profile. Such space is in high demand with major Tenants, i.e. companies with large number of staff” Evgeniya Luchitskaya, Knight Frank’s consultant, points out.
Construction of high tech Riga Land office centre is under way in super prime location – Novorizhsky hw, 7 km from MCAD. Proximity to other major highways, i.e. Kutuzovsky av., Rublyevo-Uspensky and Ilyinsky highways, provides the project with a good transport access. Stage I (approx. 48 000 sq m) will be commissioned Q4 2007. Apart from office buildings of Stage I and Stage II a hotel, a congress centre, banking facilities, shops, cafes, restaurants and a fitness centre will be located within the development site. The centre infrastructure includes above ground and basement car parking for 3000 car bays.
According to Evgeniya Luchitskaya rent rates for the office centre are $360-450 per sq m per annum (excluding VAT, service charge and utility bills).
