All three buildings of phase 1 of RigaLand business-park construction work at Novorizhskoye motorway had been leased before commissioning. The project has become a unique occasion on the commercial real estate market – OJSC «Polyshelk» company, which is the project developer, was the first to start concept development and construction of such scale and class business park outside Moscow Ring Road. International consulting company Knight Frank is the developer’s consultant and agent in relation to the project.
RigaLand business park is situated 7 km away from Moscow in Novorizhskoe direction, its total area is over 200 000 m². Phase 1 of the construction work includes over 60000 m². These are office areas and a multilevel parking lot.
Phase 1 major lessees are such well-known companies as «Unimilk», «OLMA Media Group» and «Video International». « Video International» group of companies has made a long-term agreement for the lease of the entire third building. The first two buildings lessees are planning to move into the RigaLand in the middle of summer 2008.
In 2008 OJSC «Polyshelk» is going to start phase 2 of the RigaLand construction, which will comprise four blocks with the total area of over 160 000 m². The office part will make over 65 000 m². The project phase 2 infrastructure is expected to include a hotel complex for 205 accommodation units, a congress-hall to comfortably accommodate up to 800 people and a fitness-center with a swimming-pool. Underground a two-level parking with an area of 56000 m² is to be constructed.

«RigaLand business park project is rather convenient for the lessees not only due to the developed infrastructure and transportation access. The latter is the result of putting into operation of Krasnopresnensky motorway at the end of 2007, which is one of the large traffic artery sections connecting New Riga and «Moscow-City» Moscow International Business Center, as well as opening of «Strogino» metro station. Special attention is attached to providing our lessees and their clients with sufficient number of parking spaces. RigaLand apparent advantage is a two-level underground parking, designed for 1445 car spaces, as well as two multilevel ground level parking lots, which is a rare pattern for similar projects even outside Moscow Ring Road. RigaLand business park may offer the lessees of phase 2 1 car space per 30 m² of leased area, as we believe it to become an additional advantage which will increase the project attractiveness for lessees».

«Against the background of decentralization of office premises construction the concept of a business park built outside Moscow Ring Road was the follow-up of the commercial real estate market tendencies. But «Polyshelk» company is in many ways ahead of the market – when the construction of RigaLand started, the process of bringing business centers outside the Third Hoist Ring and moreover outside Moscow Ring Road was only at its beginning. Nowadays phase 1 of the business park is the only large-scale project outside Moscow to be fully commissioned by the third quarter of 2008».
