Class-A Warehouse Complex PNK-Chekhov to Be Leased by Knight Frank and Jones Lang LaSalle Consultants

5 August 2008

Development company PNK Group has announced the start of the first construction stage of PNK-Chekhov, a large class-A logistics complex to be located in the Moscow region. International consulting companies LaSalle and Knight Frank have been appointed marketing and leasing agents.

PNK Group development company has already successfully completed five projects in the warehouse sector across Russia - two of them in Novosibirsk, two in St. Petersburg and one in Moscow.

In July 2008 PNK secured a permit for the first construction stage of the complex with an estimated area of 135,000 sq.m. The total area of facilities will exceed 270,000 sq.m.

The PNK-Chekhov Warehouse Complex, situated 45km from the Moscow Outer Ring Road on Simferopolskoe Shosse, will become one of the largest of its kind. A chief advantage of the complex will be its excellent location, very close to the M-2 and A-107 federal highways, enabling efficient distribution of cargoes heading for different Russian regions. Large Western and Russian firms will be contracted as underwriters.

The construction will be split into two stages. The first stage is to be completed in the first quarter of 2009, the second – at the end of that year.

Administrative-utility premises are also planned to be built. The complex will be equipped with the necessary engineering and transportation infrastructure - an electricity generating plant, railroad spur, parking lot and turning areas for trucks.

Additional road junctions on Simferopolskoe Shosse are also planned to ease access for large trucks.

Vyacheslav Kholopov, Director of the Warehousing, Industrial Real Estate and Land Department of Knight Frank Russia and CIS: “The start of construction of PNK-Chekhov is one of the most important events in the sphere of warehousing real estate in the Moscow region.

I think that the high standard of quality of the construction and the advantageous location bode well for the success of the complex.

We would like to thank PNK for being given the opportunity to participate in the project as consultant.

Pyotr Zaritsky, Deputy Director of the Warehousing and Industrial Premises Department of Jones Lang LaSalle: “We are pleased to be working with the PNK Group. We are certain all the warehousing premises of PNK-Chekov will be leased out well in advance of the official opening. This is mainly due to the high quality of the project, professionalism and experience of the developer, and a modern approach to the promotion of the complex.
