Knight Frank Begins Sales in the 'Marinburg' Luxury Cottage Village in Kaliningrad

18 November 2008

The international consulting firm Knight Frank has been appointed the exclusive consultant for the ‘Marinburg’ project in the Kaliningrad oblast. Sales in the Moscow region area began in October 2008.

Marinburg is situated in the Kaliningrad oblast, 250 meters from the Baltic Sea, surrounded by a pine forest. The village consists of 186 cottages with grounds, built on an area of 14.5 hectares. The advantageous investment profile of the region, being a special economic zone with a preferable tax regime, makes investing in real estate in the resort especially attractive.

The village boasts its own management company and modern security systems.

Natural high-strength building materials were used in the construction. The infrastructure includes children’s and sport areas, a mini-market, spa and restaurant.

Prices of cottages from 116 to 290 sq.m start at six million rubles, including the grounds and the underlying land plot, which is much lower than similar properties on the Black Sea’s shore. Interest-free payments are possible. Construction has been completed.

The concept and quality of the village have been evaluated at exhibitions - Marinburg was named the best cottage-resort village of 2008 at ‘Domexpo’, and nominated for the ‘Ecologically Safe Cottage Village ‘Ecovillage 2008’’. The investor in the project is the ‘Klondaik’ group of companies.

“Marinburg is a truly European village in every respect: from the concept of the village to the architecture, infrastructure and communications. It’s very good that we now not only Moscow, St. Petersburg and their surrounding regions can offer property of such standard. The regions are actively developing, and the resort segment is always in demand. The Baltic coast is a good alternative to the south of Russia where projects like Marinburg as yet don’t exist. We are sure that quality real estate on the border with European countries offering unique environmental conditions will be in demand by Moscow buyers,” said Olga Tarakanova, Project Manager and Business Development Director of the Luxury Real Estate Department of Knight Frank.
