Trimo to Invest 140 mln euros by 2010 in Launch of Class-A Industrial Park in the Vladimir Region

29 August 2008

International consulting company Knight Frank Russia and CIS has been chosen as the exclusive consultant for this project. It will be providing marketing support, developing the project’s concept and attracting investors.

LLC Technopark Vyazniki, which is handling the engineering and development stages of the project, was established by the investment and construction company Trimo (Slovenia), which was founded 45 years ago and operates in over 50 countries. The company has operated in Russia since 1997. Each year Trimo expands its portfolio by 400 commercial projects.

The Vyazniki Technopark construction project is being actively supported by the Vladimir region administration. The total investment, including expenses on utilities preparations, infrastructure development and land purchase, will reach €140 mln.

Damir Kochan, General Director, LLC Technopark Vyazniki:

«We are sure that our combined efforts will result in the creation of a high-quality product that will be in demand on the market. The project is being supervised by a team of Knight Frank professionals, which has already launched in the Russian market a whole range of successful industrial complexes, including factories of foreign companies. We would like to thank our partners at Knight Frank and also the administration of the Vladimir region for their support and the chance to develop this project. Proximity to Russia’s large cities and the developed infrastructure of the area ensure that the Vladimir region is able to work in close cooperation with the largest markets of the Russian Federation. More than 80 companies have testified to this by locating their production facilities in the Vladimir region.»

Roman Burtsev, Partner of Knight Frank Russia and CIS:

«The development of industrial zones in partnership with foreign companies is becoming more widespread in Russia. The market of industrial real estate is concentrating more on the built-to-suit format, which is widespread in Europe. This trend is gaining momentum due to foreign companies’ production facility relocations to countries like Russia — fast-developing countries with a favourable investment climate».

The Vyazniki Technopark will offer high-quality industrial facilities with all the necessary infrastructure, and precisely meet clients’ requirements using a built-to-suit scheme. The administration of the Vladimir region is guaranteeing foreign investors in the project tax benefits for five years, including zero property tax, reduced income tax, and assistance in the preparation of construction and land permit documentation.

Upon completion of turnkey projects’ construction, the land plots and facilities are to be transferred into the ownership of the investors. Overall, by 2010 the project developer is to have completed industrial facilities’ construction on 138 hectares of land.

The Vyazniki industrial park will be the largest in the Vladimir region and will house 15–20 manufacturing complexes. The project infrastructure will also include warehouse space (5,000–10,000 sq.m), office facilities and areas for the construction of terraced houses and hotel complexes to provide comfortable residential space for staff.

The Vyazniki industrial park is conveniently located close to the М7 Volga motorway, adding a unique advantage to the project in terms of logistics. Moscow is 280 km away from the site, and Nizhny Novgorod and Vladimir are just 120 km away. In addition, the high-speed railway route from Moscow to Nizhny Novgorod runs right past the construction site.

By having both highly knowledgeable specialists with the relevant experience in construction of European industrial parks, and its own Kovrov-based production facilities where construction materials are manufactured, Trimo is able to ensure excellent quality of construction on a tight schedule and full adherence to international industrial development standards.
