Task: Uhrenholt Logistics had spent several years searching for a multi-temperature warehouse in the Moscow region that would suffice the company’s high-standard demands. The search was made harder by the company’s need for warehouse facilities with different temperatures (from deep-freeze storage and refrigerated chambers to dry warehouses). Knight Frank impact: The employees of Knight Frank analyzed the demands of Unrenholt Logistics and cross-checked them with the desired warehouse facilities. Since the amount of compatible warehouses in the Moscow region is limited, and those that exist did not fully satisfy the demands of Unrenholt, the experts at Knight Frank recommended the construction of a specialized class A multi-temperature warehouse complex within the realm of an existing project. Result: With the help of Knight Frank the company finalized a contract with the development company PNK Group. The company is to implement the given project taking into account the requirements of Unrenholt Logistics. A state of the art hi-tech, multi-temperature warehouse complex with lowered power consumption will be built. This is the first built-to-suit deal with the participation of a western logistics operator on the Russian market. It is also unique in the sense that for the first time the construction of a multi-temperature warehouse will be done «from scratch». The demands of the leaser were also taken into account. Task: Gradient company was searching for warehouse premises in the Moscow Region in order to increase the required areas of storage. It was important for the company to find quality warehouse space in the south of Moscow Region with good transport availability. The reputation of the developer had an even bigger significance. Task: PRV group was extensively developing in the regions and had own subsidiaries in Voronezh, Lipetsk, Kaluga and Tver. The company was planning to enhance its business and enter the Moscow region. In this connection, PRV group was searching for a qualitative warehouse project since the development plan included big amount of shipments to the Moscow region. Task: In Russia the company was searching for a Class A warehousing premises for automotive parts storage. The main requirement was to locate a site in one of the Northern district of Moscow available for move-in on a short notice. Knight Frank impact: Knight Frank provided the client with 10 potential projects that met the client’s requirements, organized property tours and negotiations with landlords. In the end Knight Frank assisted Mercedes Benz in concluding a sublease agreement with Mitsui. Result: With the help of Knight Frank Mercedes Benz subleased 8,500 sq m of Class A warehousing premises in a high-quality logistics center, MLP Leningradsky Terminal, for a 3 year term. Task: UniTrans retained Knight Frank Russia to assist them in acquiring of over 100 000 sq. m of Class A warehousing premises in the south of Moscow region, St-Petersburg and Yekaterinburg. Knight Frank’s mission was to identify warehousing complexes with good transport links and infrastructure, moderate rental rates. Knight Frank impact: Knight Frank researched Moscow, St Petersburg and Yekaterinbyrg’s warehouse market thoroughly and presented the client with relevant information about the available options. Acting on behalf of the company, Knight Frank negotiated all commercial terms and conditions with various developers of industrial and warehousing property. Result: As a result, with the assistance of Knight Frank's industrial team, Unitrans has successfully leased 35 000 sq. m in MLP Leningradsky Terminal (St. Petersburg region), 64 000 sq. m in Northern Domodedovo in Moscow and 22 000 sq. m in Logopark Pyshma in Yekaterinburg. Task: In 2008 Banana-Mama needed a 20 000 sq. m Class A warehousing complex with moderate rent rates and good transport accessibility in the Moscow Region. Knight Frank impact: Knight Frank identified all properties appearing to meet agreed search criteria, conducted required negotiations to secure the best possible offers Result: Knight Frank proposed vacant areas in Class A warehouse complex, that combined excellent traffic accessibility, moderate rental rates. Negotiations for this deal lasted for over 5 months. Banana-Mama successfully leased a 20 570 sq. m block in this logistics complex.
